Dependent on the number of bedrooms and/or size of the property and outbuildings

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme.
Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Additional property visits: £38
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
Renewal Fee £55
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Service of Section 13 Notice (rent increase notice for a statutory periodic assured shorthold tenancy): £25
Arrangement Fee for works/refurbishment over £200: 10% of net cost

Post checkout if any proposed deductions in the security deposit are disputed by the tenant, this fee covers
compiling the relevant documentation to support the landlord’s position.
Withdrawal Fees: £ actual cost
When a Landlord terminates an agreement before the tenancy has started, any actual costs incurred in the
marketing and set up of the property are passed to the landlord.
Withdrawal Fees: £300
When a Landlord terminates an agreement and the tenant remains in the property. The fee includes
notifying the relevant utility providers and advising the tenant of their security deposit status.

Tenants Fees
There’s a lot of work involved in setting up and maintaining a tenancy. Below, we explain the rental fees Enlighten charges to tenants when setting up a new tenancy, and then throughout a tenant’s time in the property.
Our fees and terms are completely transparent. We provide properties for all types of tenants and work with you to make you move as hassle-free as possible.
Before Moving In
Application Fee: £290 (Identity, immigration and visa confirmation, financial credit checks, obtaining references from current and past landlords & employers and any other relevant information to assess affordability)
This is the total charge for the dwelling and NOT per applicant.
Reference Checks For The Guarantor: £40
Covering credit referencing and preparing a Deed of Guarantee as part of Tenancy Agreement
Deposit: 6 weeks of rent to cover the added risk of the property damage that is beyond fair tear and wear.
This is subject to referencing, a landlord may require a higher deposit if the referencing criteria is not met. Further details will be provided at that time.
Pet Deposit (returnable additional Security Deposit) £x depends on property
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Early Termination Fee: £300 for advertising, conducting viewings, drawing up the tenancy agreement, carrying out check-out/check-in inventories etc. We must stress the tenancy is still the responsibility of the existing tenant until a new tenant signs.
Last minute cancellation of prearranged visits: £60
2nd rent reminder letter administration charge: £20
3rd rent reminder letter administration charge: £20
Ending your tenancy
Check out fees (tenant’s share): £35-£120 depending on the property size
Future Landlord Reference Fee £0 per reference request
Collating information and preparing a reference for a future landlord or letting agent
Other fees and charges
Unpaid rent/returned payments: £25 per payment unpaid or returned + interest on late paid or unpaid rent 4% above Bank of England Base Rate from date due
Credit card payment fee: 3%
Cash Handling Fee: 1%
Call out services: £40 per hour plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate.
Lost security items: £20 plus item cost
Obtaining necessary permissions, sourcing providers and travel costs
Professional Cleaning (if required) £depends on charge from cleaner per hour which will be deducted from the Security Deposit (only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy).
